The Tipping Point with Today's New Construction

Whoop-dee-doo!

Our residential building permits went up in January...a nice jump!

I say whoop-dee-doo rather sarcastically, as although this is a great thing for the builders and those that represent them, it is not such a terrific thing for some of our neighborhoods.

Why?

It appears that Charlotte is one of the more viable markets for a national builder.

They can still build and sell here, (move the product) which helps their bottom line support other market places. All good.

Here's the rub:

To make these homes more attractive to the first time and move up buyers, they have modified both the plans and the prices in their existing neighborhoods. This is very tough on the re-sale market, but it also tends to switch up the demographics of a neighborhood. Where you are is not where you were. Your neighborhood landscape is changing and you don't even know it-----not yet.

The mantra, of course, is to move these lots.

Spec homes are popping up EVERYWHERE!

If you are a home owner in one of these neighborhoods, your price is now being driven down, not only by the market, but by the very quality and price of the home being built to catch the tax incentives. If the neighborhood price point was once $250K new...it is now $200K new. You just lost $50K and the culprit is in your backyard. New homes being thrown up (pill boxes) to get the contract by April 30th and close by June 30th.

The incentives being put forth are fantastic for first time and move up buyers...but, oh the price we all pay in the long run...in retrospect, this will be viewed as the tipping point.

It is a great plan and I can't say I blame the builders. For them, it is business. But, for our clients, it is home.

I am re-blogging this for tips for our first time buyers-we have local lenders and such to handle your Charlotte deals!

Tips and Tricks for First-Time Home Buyers - just in time for the April 30, 2010 stimulus deadline!

Because I am working with so many first-time home buyers at the moment, I thought I would write one general outline for all to follow.

Your first step as a first-time home buyer is to speak to a Lender to determine what type of financing you should use, how much money you will need for a down-payment and how much you can spend on a home. Which type of financing you choose as a first-time home buyer will depend on your credit score, how much down-payment you can afford, etc. I am not a Lender and will not advise in this area, but I do list several excellent Lenders from which to choose on my Preferred Vendor list. My favorite Lender is Julian James-Thomas, of 1st Capital Mortgage, by the way, 918-274-1519.

Once you know the amount you can comfortably afford, search for a Realtor to represent you in your first-time home buyer home purchase transaction. DO NOT search the internet and call the Realtor who has the property listed. You will want to work with ONE Realtor who clearly understands your goals and objectives and who will represent only your interests. If you call the Realtor who has the property listed, he/she will represent both you AND the Seller. While this can be done ethically, don’t you think you’d be better off with your personal and exclusive representation? Remember that the Seller pays the Buyer’s Agent’s commission, so this representation IS FREE to you.

Ask friends for referrals, interview Realtors and ask for references. I pride myself on my negotiating skills, but don’t take my word for it - ask for contact information of my previous clients and read my testimonials! Do find a full-time Realtor and don't be guilted into using your cousin who sells real estate part-time.

Start shopping online. Your Realtor can set up a customized search for you that is much more fine-tuned than the searches you can do on the internet. If you want a specific lot size, inside laundry, master bedroom on the first level - we can search for all this! Do a little shopping from home and narrow down your possibilities before you get in the car to actually visit homes.

Tips and Tricks for First-Time Home Buyers - just in time for the April 30, 2010 stimulus deadline!

Start shopping in person. Take your camera and a note pad. Ask questions. Is this home priced reasonably? How long has it been on the market? What is the age and number of layers of the roof? Have any major components been updated (heat, air, electric, plumbing, hot water heater) - these can be costly repairs down the road, so don’t fall in love with a house and ignore the sagging roof!

Fall in love with your future home and write an offer.

Follow your Realtor’s advice as to how much to offer, how much earnest money to put down, what to ask for in repairs and Seller’s concessions. I’ll write a bit more about this tomorrow. The housing industry is still strong in Tulsa and surrounding areas, and we’re not giving houses away yet - so be prepared to learn about the components of an offer and how to get yours accepted.

Lost out on an offer or two? Here's one of the #1 reasons buyers lose a house they really want: they get there first (that's good) , they put in the first offer (also good) but then, because nobody else has made an offer yet, they either start to doubt how much they really like it, or its value diminishes (to them) because there's not a frenzy of other people pursuing it.

You've got to fight this facet of human nature! Whether it's at a department store sale or on a playground, people tend to disregard an item until they see that someone else really wants it, then its value suddenly shoots up.

So how does this behavior apply to purchasing a home? If there is only one offer, chances are the bank or the seller will submit a counteroffer, but if the buyers don't stick with their gut feeling and act quickly, they don't respond to the counter right away and guess what, a few more offers come in. Then their interest shoots up again, but for many buyers, it's too late. They've either been outbid, or the seller chooses another offer.

Please, go with your gut feeling. Ignore what other people think, it's going to be your house, not theirs. If you love it, if you can afford it, if the comps make sense, go after it quickly. You'll be glad you did!

The PERFECT solution-for a big dilemma...

First you have to read through this problem...a moral dilemma as it were:

You are driving down the road on a wild stormy night, when you pass by a bus stop with three people waiting for the bus:

An old woman looking like she is about to die.
An old friend that once saved your life.
The perfect partner that you have been dreaming about.

Which one would you give a ride to....knowing that there is only room for one passenger in your car?

Be creative and think, before you answer.

This is a moral/ethical dilemma that once occurred on a job screening application.

You could pick number one, the old woman, because she is going to die, and you should save her first. You could pick the old friend, because he once saved your life, and now you could return a favor. However, you may never be able to find your perfect partner again.

The person that was hired (out of 200 applicants) was the one that responded with this: I would give the car keys to my old friend and have him drive the dying woman to the hospital, then I would sit with my perfect partner and wait for the bus.

Thinking outside of the bus box, can lead you to fantastic new (and inclusive) solutions.
