Things not to tell your sellers:

I am expecting an offer.

We should be able to get you full price.

Once inspections are finished, you're good to go.

I have no doubt it will appraise.

It says right here, the buyer is fully qualified.

This other agent has been around a long time, I'm sure it will be a smooth deal.

The reason they have hired us, is to get them through this big gray process, with as little stress as possible. This doesn't mean you dance the two-step. It does require you to put forth an explanation on the way these contracts can go.

No scare tactics...calming reassurance on the process.

Walk them through it ; give examples.

This is very simple. Afterall, you are the expert. Be one by your actions.

Exlpain with due diligence and you will have a very happy client that refers you out time and time again.

Why?

Because you obviously knew what you were doing,
and gave them peace of mind.
That's why they hire us.
