For those of you, who do not like doing the same chore twice, this is a must.
When you are listing the house, make sure to get two keys from the seller.
A lot of you probably already do this, but take that second key and instead of placing it in the listing folder (or wherever you stash it) try this...
Place one key in your big clunky Realtor lockbox, and the other goes in a less conspicuous coded lockbox. Sometimes you can pick the good ones up on sale 2 for $30 at Lowe's or Home Depot. While you're there, have an employee cut a half dozen plastic coated 30 inch chains (the kind you use to hang plants). These wrap well around porch pillars and such.
The time you will save is well worth this small investment.
The list of logical uses:
- Realtor forgets to return key to lockbox and drives off (lose next showing-and ruins your day)
- House becomes vacant and you need your cleaning lady to do a final run-through.
- Inspector does not have coded access and the buyer's agent is late.
- Appraiser needs access and also does not have lockbox capabilities
- My favorite...the repairs need to get done, and my favorite contractor does not have Realtor access key.
Of course, I have also used this with my painters, the gas man, and a myriad of other home related vendors. It sure says a lot of time and headaches for you, your sellers, and your vendors!
My final tip, these are for your trusted list of vendors-not intended for criminals!
