So, we are a hopeful Charlotte real estate community. We haven't gone through a prolonged period, nor a devastating drop as some other housing markets have. We were one of the last markets to feel it, and hopefully we will be one of the first markets to really exit out of it. Here are the stats on Charlotte NC October real estate report:
- Closings October 2009 2210 closings (13.6 % over September)
- Closings September 2009 1945 closings (down 12.4% over August)
- Closing August 2009 2,221 closings
An interesting swing...we had a four month run, before our market took a September dip. More reason to believe we are on an upswing? Maybe, maybe not.
- October Average sales price is down 0.3%........coming in at $196, 204
- September Average sales price is down 0.6% from August.......coming in at $196,760
- August August sales price averaged $209,245
It looks like the sellers are nearing the bottom in our market...we hope so, it's time for the playing field to level out! Average Sales Price is 9.5% less than one year ago.
- October Average List Price of a SOLD Property=$218,050
- September Average Listing Price of a SOLD property=$219,925
- August Average List Price of a SOLD property=$234,504.
New residential listings for October 2009 totaled 4,863 whereas September's New Listings=4,701.
The National Association of Realtors®, states as many as 350,000 home sales this year can be directly attributed to the $8,000 first-time home buyer tax credit.
The new and improved modified tax credit is here...This new credit has been made available to homebuyers who have lived in their homes for at least five consecutive years within the last eight years, as well as you first time home buyers!
AND...If you were one of the many first time home buyers that did not have your 3.5% saved up for a down payment, hopefully, the first stimulus package had motivated you to get that savings put together and you are now ready to go.
For those that were locked in to leases, perhaps your lease is coming up for renewal. Go month to month-this is a great opportunity for you as well!
Keep this in mind, you must have a contract on a home, prior to April 30, 2010 and closing by June 30, 2010.
